BC’s standing inventory has climbed to 6,700 homes, with 5,500 of those being condos. This includes a mix of condos, townhomes, and a number of multiplex units across the province—an area I’ve been deeply involved in through both sales and construction. Burnaby currently leads the pack with 1,210 unsold homes, followed by Vancouver at 1,020, Surrey at 798, and Coquitlam at 620. Richmond, Kelowna, Langley Township, New Westminster, and Delta also show significant numbers, emphasizing that inventory isn’t just clustered in the highest-profile markets. Cities like Langford, Esquimalt, North Vancouver, Abbotsford, and Chilliwack round out the picture, bringing the city totals to 5,840 units. While some point to presales—especially studios and one-beds—as the main driver, the reality is more nuanced. From where I stand, the latest data on home sizes and average prices tell a different story about supply, demand, and evolving opportunities in BC’s housing landscape. Having spent decades navigating both real estate and building—especially in the multiplex space—I’m seeing firsthand how these shifts are shaping what’s possible for homeowners and investors alike.
