The Mid-Q3 numbers are in for Metro Vancouver and the Fraser Valley, and the market is showing clear signs of softening. We saw 1,900 residential sales—a subdued pace for the tail end of summer 2026, and a continuation of the trend that’s kept activity beneath earlier forecasts this year. The composite benchmark price for the region now sits at $1.08M, down from Early-Q3, as conditions keep tilting in favour of buyers. Inventory is robust: 15,800 active listings means greater choice and leverage for buyers, with sellers vying for attention across the board.
Detached homes experienced the sharpest adjustment, with the benchmark at $1.8M, while apartments reached $686K and attached homes landed at $1.03M. The sales-to-active listings ratio at 12% underscores a buyers’ market—lots of selection and more room to negotiate.
From my vantage point—combining two decades in real estate and years building with Shoreline Homes—these market shifts are more than just numbers. For those considering their next move, whether buying, selling, or exploring redevelopment potential under the new multiplex policies, understanding this landscape is key. The current environment is creating fresh possibilities for those who know where to look.
