Richmond Real Estate Snapshot: Prices Ease, Sales Surge

Richmond’s real estate market showed a measured shift in September. The median sale price reached $1.025 million, representing a 2% decline from the same month last year. This modest year-over-year softening suggests that pricing is becoming more balanced rather than signaling a dramatic downturn.

At the same time, sales activity strengthened. A total of 223 homes sold in September, up 17% year over year. The combination of slightly lower prices and increased transaction volume points to renewed buyer engagement and a market where well-positioned properties can still attract attention.

For buyers, the current environment may create opportunities to negotiate thoughtfully, compare more options and make decisions with greater confidence. For sellers, accurate pricing, strong presentation and a clear marketing strategy remain essential to convert increased activity into competitive offers.
